SMOKE DETECTORS & CO MONITORS:
Smoke Detectors and Carbon Monoxide Monitors have been installed and are in operable condition.
From this time on, tenant will be required to maintain the smoke and Carbon Monoxide Monitor detectors. This includes testing and replacing new batteries on regular basis.
The law requires tenant to maintain the alarm/s and keep fresh batteries in the mechanism. Tenant’s failure to do so absolves the Landlord, or agent from any responsibility for losses due to my/our non-compliance with the law or malfunction of the alarm.
LEAD:
Properties built before and during the late sixties and early seventies may have had lead based products and asbestos products used in them. These products were considered safe at the time they were used, just as the building products used today are considered safe for home construction. Only the test of time will show which products are or are not safe to use.

MOLD:
While Landlord will maintain house, landlord can make no guarantees that mold will not exist. Landlord cannot be held responsible for any health damages related to mold or to anyone who has lived or been in home.
Mold can grow if the premises that you rent is not properly maintained and ventilated. If moisture is allowed to accumulate in the dwelling, it can cause mildew and mold to grow.
It is important that all Tenants regularly allow air to circulate in the premises. It is also important that tenants keep the interior of the premises clean and that you promptly notify owner / agent of any leaks / moisture problems or mold growth.
The following are possible causes of indoor moisture problems: Humidifiers, steam from cooking, wet clothes on indoor drying lines, leaky roofs or windows, house plants, shower / bath steam and leaks, constantly running water/plumbing leaks, and backed up sewers, overflows, or flooding.
Tenant is responsible for maintenance of the premises in a manner that prevents the occurrence of the existence of mold or mildew in the tenancy premises.
