LEASE TERMINATION:
Resident is required to give the Landlord in writing a notice two month (60 days) in advance of his/her moving. This is required even if lease is expiring or has expired and is now month-to-month.
Notice must be given by the first day of a month. If notice is given after the first day of the month, the two month (60 day) notice will not start until the following month. (The notice must be two full calendar months starting on the first day of a month.)
Please allow an additional day in your move schedule for an inspection and possible additional cleaning. A virtual inspection will be required the day before your last lease day. The last lease day is to be reserved for any additional cleaning required by CPC. (i.e If Move out day is March 31, Inspection is by March 30. March 31 reserved for CPC for any additional cleaning. )
Any breakage of lease also requires penalty of one month’s rent to cover marketing and turnover charges. Resident is also responsible for the rent until the property is leased out.
UTILITY TRANSFER:
** Please do NOT turn off Utilities before your lease ends as utilities may be needed for final cleanings and repairs! ** Utilities Contacts
Utilities should be turned off on the day AFTER your lease ends to ensure full utilities on the final day. (i.e If Move out day is March 31, Inspection is by March 30. March 31 reserved for CPC for any additional cleaning. Utilities should be scheduled to turn off April 1. )
Remember to set up a Mail Transfer to your new address.
SECURITY DEPOSIT REFUND
Release of the SECURITY DEPOSIT is subject to the provisions below.
CLEANING - The entire dwelling, appliances and closets must be cleaned. If residence does not have these items fully cleaned, there will be a $250 cleaning fee reduced from deposit refund.
Please ensure the following items have been addressed:
Laundry Room - Place hoses in the drain. If left to drop on floor, leaking will damage floor.
Appliances: Cleaned both inside & out
Refrigerator - All shelves wiped & Freezer defrosted
Stove / Range - All racks cleaned
Dishwasher - Cleaned & Emptied
Bathrooms - All surfaces, drawers & cupboards cleaned
Kitchen Cupboards - All shelves wiped
Closets - All shelves wiped
Doors, Handles, Door Trim - Wiped clean
Light Switches - Wiped clean
Floors - Carpets vacuumed & Hardwoods mopped
Floorboards - Wiped clean
Windows - Glass cleaned. Trim wiped
Blinds - Wiped Clean
Ceiling Fans - Wiped Clean
Entrances / Porches - Swept Clean at outside and Threshold
Lawn - Mowed & Raked
If you would prefer to have the place professionally cleaned on your last day for a reasonable price, please let us know in advance and we can recommend a contact.
CANCEL AUTODRAFT
You MUST manually cancel your Autodraft in the Resident Center - even if all your payments are complete.
Log into your account and then select "Payments" from the left column.
View your next payment scheduled. Select that as "Edit".
Select "Delete Autopay"
OTHER IMPORTANT ITEMS:
We may request the current resident to assist in showing the home to prospective customers. Please visit Home Tour Preparation for additional information.
Return All keys (Doors, Mailbox, Pool etc).
Place keys in an envelope labeled "Cannon Properties of the Carolinas".
Place envelope in the very back of the mailbox - so that USPS does NOT take.
Unreturned mailbox keys incur a $35 replacement fee.
Rental Inspection Checklist review completed. No damage to the premises, buildings, grounds is evident.
Do you have large items that don't fit in the standard trash? Raleigh offers a prescheduled large load bulk pick-up service:

REFUND
Within thirty (30) days after the lease is terminated, we will send the balance of the deposit. This time period allows us to ensure any previously unseen issues have been found.
By this time if there are damages or remaining balances, we will notify the Tenant.
The deposit may not be applied toward the last month's rent.
We have TWO ways of issuing your refund. Let us know your preference.
USPS Mail Check
Email us your forwarding address to where we may send the deposit refund check.
Direct Deposit
Complete the Bank Deposit Authorization Form and email back to us with a picture of a voided check.
