UTILITY MAINTENANCE
Below are a few tips for keeping your house operating smoothly. But in the event the house becomes unlivable (i.e. fire, water damage), renter's insurance will cover your stay in a hotel and will replace any items you may have lost. Cannon Properties is not responsible for any of these expenses. Be sure you keep your renter's insurance current!!
HV/AC
The best way to keep your HV/AC working is to ensure that the air filters are changed frequently - once a month. This is one of the top reasons for unit issues! Filters can be purchased at most home and hardware stores and are very inexpensive (basic models run around $3 for a 4 pack. Example)
Summer:
Be aware that even the best AC will only able to drop the home temperature down ~20 degrees. Therefore when it is 95 degrees out, the best your AC will likely be able to do is go to 75. Here are several AC expert sites to further explain and provide alternative solutions:
Winter:
Please have a space heater or two on hand in case you have any issues with your heating system.
Set heat above 50 (even if you are not at home) to help keep the pipes warm.
However, keep your heat at reasonable levels (i.e. not 80), as units become strained during frigid temps.
Please also be mindful of your electrical usage when using AC. Excessive power can trigger off both your standard appliances and the AC.
Keep the area around your HV/AC unit clear - both inside and outside - to avoid restricting airflow.
Outside: Ensure there is adequate space (2-3') between the unit and your plants
Inside: Ensure that all vents are open and clear of any furniture, home items, etc.
If you do have HV/AC issues, please contact us. However, we cannot guarantee an immediate fix. During peak usage seasons, repairs may take several days, due to repair service availability. We can work with residents to find a temporary solution until repair can be completed.
WATER / PLUMBING / PIPES:
Know where your main water valve is! In the event of a pipe burst, it is critical to quickly turn off the main water valve before significant water damage occurs. If you do not know where it is, please let us know now and we will let you know!
Even small leaks can cost you a lot of money in your water bill! Try to address all leaks as soon as you see them. If you get a high water bill due to a leak, we may be able to work with the city of Durham (usually not Raleigh) to have it reduced. Please let us know!!
Residents are responsible for the first $100 of all plumbing repairs including faucets, leaks, stopped up pipes, frozen pipes, water damage, and bathroom caulking. With that in mind, please follow these guidelines:
TOILETS:
CLOGS:
Be careful of what you flush! Don't flush anything but human waste and toilet paper.
Please be aware that while "Ultra Soft" toilet paper is nice for you, it is very difficult on plumbing! =)
If you do experience a toilet clog, please first attempt to fix with a plunger or toilet auger.
Please discuss the proper disposal of items with all residents & guests in your home.
RUNNING:
If your toilet runs continuously, it likely needs a new fill valve or flapper. If you do not fix it, the running water could cost you a lot of money! This is an easy & cheap fix that most residents are able to do themselves.
Directions to replace Fill Valve or Flapper
Replacement part: Fill Valve and Toilet Flapper - check if your flapper is 3" or 2" first! (the width of the pipe it covers)
Feel free to call us before starting work if you have any questions.
While you are waiting to fix the toilet, you can TURN OFF the running water to the toilet in between uses.
SINKS / TUBS / GARBAGE DISPOSALS:
Please do NOT pour grease in any drains. Over time as the grease cools & collects, it creates a significant stoppage deep in the pipes that has caused many messy pipe / sewage bursts.
If you experience a bathroom sink or drain clog please first attempt to fix with a sink drain snake. If that does not work, you can also try Thrift drain cleaner.
Most tub clogs require physically removing the drain plug to remove the clogging items. This is easy to do with a 9/16 wrench & flat head screwdriver. Watch video here.
If your garbage disposal does not turn on, please first attempt to reset it. Directions to do this are in the following video starting at the 3 minute mark.
FREEZING WEATHER PREPARATION
During winter months, residents may be requested to perform the following when extreme freezing temperatures are expected overnight. This will help prevent costly pipe bursts which would be the responsibility of the tenant to fix.
OUTSIDE:
Remove all hoses from outside faucets.
Place insulation covers back on the outside faucets.
If you do not have covers, you can get one at most stores for ~$3. Example
If you can not get a cover, put a rag covered by a plastic bag over the faucet.
If there is snow / ice: As melting allows please clean off walkways with shovels and/or use ice melt to allow for safe walking.
INSIDE:
***Ensure you know where the main water cut off valve is in case you do have any type of water issue. ****
For freezing nights, you MUST keep a faucet dripping on both the cold and hot side overnight on several faucets

Change your HVAC filters if needed, as the heating system will have more strain at this time. Remember that filters should be changed monthly!
APPLIANCES
If you have problems with a provided appliance (stove, refrigerator, dishwasher), we are typically able to order a replacement part. Please take a picture of the appliance's make and model number when submitting your maintenance request. These numbers can typically be found in the following places. An example is below.
Stove - Inside at opening of warming drawer
Dishwasher - Inside on side of door
Refrigerator - Inside top side
Often we are able to have the part shipped directly to you within several days and you can replace yourself. If not, we can then make a service visit during standard business hours.
ELECTRICAL
If there is sparking or any immediate concerns - please turn off the breaker and call the FIRE DEPARTMENT. They are able to quickly check if an outlet is a hazard.
Other issues:
If power is out only in specific areas: please check breaker box.
If kitchen power is out and the refrigerator is not working: Connect the refrigerator cord to an approved extension cord and plug into a working outlet until the problem can be fixed.
LAWN MAINTENANCE
Residents are expected to maintain the lawn in a reasonable manner. Per city ordinances, grass must remain below 4 inches. Failure to comply may result in a fine charged directly by the city. Grass grows most quickly in the Spring and Fall and typically requires at least weekly cutting.
Leaves must be disposed of annually each fall / winter.
Raleigh provides a leaf removal service free of charge. Please see their Annual Leaf Collection site for more details:
Durham does not provide a free service. However you may sign up for a monthly service with a fee. Please see the Durham Yard Waste site for more details.
SIDING
Many HOAs regularly inspect the sides of homes for signs of mildew. mold, dirt. Due to gate and pet concerns, we have found that it is typically better to allow our residents to address these issues. This can simply be taken care of with a power wash spray that can be purchased from a hardware store.

MAINTENANCE AGREEMENTS PER LEASE:
Per NC General Statute § 42-42 (a) 8: The landlord shall: Within a reasonable period of time based upon the severity of the condition, repair or remedy any imminently dangerous condition on the premises after acquiring actual knowledge or receiving notice of the condition. Notwithstanding the landlord's repair or remedy of any imminently dangerous condition, the landlord may recover from the tenant the actual and reasonable costs of repairs that are the fault of the tenant.
Resident should refrain from contacting the Landlord for minor home maintenance. Examples of items to be handled independently by residents: changing of lightbulbs, air filters, and toilet flaps.
Resident warrants that any work or repairs performed by Resident will be undertaken only if he/she is competent and qualified to perform it. Resident will be fully responsible for all activities to ensure that work is done in a safe manner which will meet all the applicable codes and statutes. Resident further warrants that he/she will be accountable for any mishaps and/or accidents resulting from such work, and will hold the Landlord free from harm, litigation, or claims of any other person.
IMPROVEMENTS: Any improvements to the property made by tenant inside or outside must not be removed or completed without written permission from the property manger. This includes landscaping, scrubs, flowers, walkways, out buildings such as storage sheds and play-houses, etc. Any interior improvements the tenant may have made to the property must also remain. Improvements such as but not limited to the following are installation of ceiling fans, book shelves, shelving, light fixtures, painting, etc.
