BACKGROUND
Since we own all of our homes, we are responsible for paying all associated expenses for them (mortgage, taxes, insurance, HOA fees, etc). Therefore, we attempt to rent out our homes as quickly as possible so that we can continue to collect rent and pay the bills. This means that we often need to request a current resident to assist us in showing the home to prospective customer(s). This request is in the lease and is standard in the industry.
HOME TOUR
Our intention is to make the tours as painless as possible for our current resident. First, we offer a Virtual Tour. This greatly reduces the amount of live customers eventually requesting an actual tour. We then review applications and IDs from interested customers to ensure only verified, eligible customers are participating.
Finally, we request a two hour time frame from our current resident to do the tour(s) for the pre-approved customers. During that time, we assign 15 minute time slots to the customers to view the home. Typically, due to all of our pre-reviews, we only have 2-3 customers and are able to finalize a lease that day. The current resident can choose to be home for the tours or have us perform the tours.
In light of the current health environment, we request all customers to wear face masks and refrain from touching surfaces.
VIRTUAL TOUR
In order to prepare the Virtual Tour, we need a current video of the home. We can come by to take the video, but many of our customers prefer to do it themselves. Below are some pointers on how to successfully do this. You may also view examples here: VIRTUAL TOURS
VIDEO MAKING TIPS
Video should be about 2-3 minutes in total.
Due to length, we recommend you save it on Google Drive (or similar) & then send us the link.
Please try to avoid showing pets in any videos / pictures
Film it Vertically to get the most height. Will be black on the sides.
Just walk through house as if starting a tour at front door, living room
No need to narrate, we'll edit over it with music. All background noise will be muted.
Ensure all lights are on & doors unlocked before starting tour
Close toilet lids.
In each bedroom: show an opening / closing of closets.
Try to avoid filming yourself in mirrors & glass.
Show all storage closets, laundry room, etc.
Include outside back views and porch
